Concrete typically has a life expectancy of 10 -15 years, depending on its application.

But the elements, traffic and lack of maintenance can all shorten the life of concrete. Keeping an eye out for certain telltale signs of concrete failure can help you nip any issues in the bud.

Surface Cracking

Surface cracking is normal in concrete. It occurs when concrete expands and contracts. You should be concerned when those cracks spawn additional cracks and the gap created by the crack grows to more than 1/8” wide. When this happens water can infiltrate from the surface, through the crack and saturate the sub-grade.

When cracks like this appear you should caulk the joints to prevent water from entering the sub-grade. Left un-caulked the concrete can continue to crack and fragment into small unstable pieces. When this happens the concrete will have to be replaced.

Spalling

Spalling is another occurrence that can reduce the life of concrete. Spalling is when the surface of the concrete is damaged and begins to lift off. You can tell an area is spalled when the smooth broom finish is gone and you can see the rock that binds the concrete together on the surface.

Chemicals that melt ice and snow are one cause of spalling. In dumpster areas the impact of the dumpster hitting the concrete can chip the surface of the concrete and start the spalling process prematurely. Sealing concrete with a clear sealer can minimize the impact of ice and snow melting chemicals as well as sealing up chipped areas.

Heaving Concrete

Heaving concrete, or concrete that has shifted upwards, will need to be replaced. It makes for a rough ride or a trip hazard in walkways. Heaving happens when water trapped under the concrete freezes and lifts the concrete up. It can also happen when a heavy vehicle drives off the edge of concrete into the grass or landscape area. The weight of the vehicle pushes the sub-grade and lifts the concrete up or just pushes the edge of the concrete down into the mud.

Cracking, spalling and heaving in concrete can occur for a variety of reasons. When two or more cracks begin to appear in your concrete it’s likely time to start conducting concrete repairs.
